Home Inspection: Why You Need One Before Buying a House

Buying a house is a big investment. You want the feeling of calling a place your own where you can make new memories. But you also want to know you’re purchasing a home in good condition. One way to do this is to have a home inspection done before you buy.

Let us share with you why a home inspection is an important part of the home-buying process.

What is a home inspection?

A home inspection is the visual examination of the condition of the home you’re looking to buy.

A qualified professional home inspector completes the home inspection. They’re trained to identify and check the condition of various systems and components of the property.

What does a home inspector do?

A home inspector checks the safety of your potential new home. They focus especially on the structure, construction, and mechanical systems of the house. And will make you aware of any repairs that are needed.

Generally, an inspector checks (and gives estimates for repairs on) the:

  • Electrical system
  • Plumbing and waste disposal
  • Water heater
  • Insulation and ventilation
  • Heating and AC system
  • Water source and quality
  • Presence of pests
  • Foundation, doors, windows, ceilings, walls, floors, & roof

The Inspector does not evaluate whether you’re getting good value for your money.

Why do I need to get a home inspection before buying a home?

It’s a good idea to have an inspection before you sign a written offer because it provides you with important information about the condition of the property.

When you put in an initial offer on a property, you can make it contingent on the results of a home inspection. This provides you with a bit of leverage.

Because once the home inspection is complete, you can use the results to negotiate with the seller. You can negotiate for repairs, upgrades, or a sales price reduction.

And a home inspection provides you with essential information to make an informed decision about whether to continue with the purchase. Because once the deal is closed, you’ve bought the house as-is.

Is a home inspection required in Florida?

No, a home inspection is not required under Florida law. But it’s highly recommended.

Florida does require homeowners to disclose defects or issues. But homeowners are not always complete or accurate in these disclosures. A home inspection can help find any hidden issues or defects.

Additionally, your lender or insurance company may require a home inspection as part of the mortgage or insurance application process.

Who pays for the home inspection?

In most cases, the buyer pays for the home inspection.

How much does a home inspection cost in Florida?

An average home inspection costs between $300–$500. But this varies depending on the size, age, & location of the home and the level of detail required.

It’s a good idea to get more than one quote from a licensed Florida home inspector before proceeding.
