As the Legal-Tech landscape continues to change…we believe that our Title and Technology expertise is very valuable for Attorneys and Legal Experts who want to continue in Title production but without the infrastructure, labor, and technology costs. Firstly, we are a full fledged high producing Title Company that has completed over 5,000 residential transactions and closed over $500 million in Commercial volume. We are NOT a fly-by-night compartmentalized, outsourced company, with a remedial scope of what it takes to win in the Title business. We are however, looking to increase our utilization and our distribution by assisting you in servicing your book of clients. We are entering our 21st year in the Florida Title business.

The process:

  1. We execute a mutually agreeable Statement of Work (SOW) agreement outlining:
    1. each party’s role in the closing process;
    2. a privacy policy protecting each party’s customer bases and operating protocols;
    3. and a standardized pricing arrangement;
  2. Tech integration:
    1. We review and get you up-to-speed on our existing infrastructure and how our State-of-Art systems work;
    2. We grant you a login and password to our Title Production Systems (TPS) so you have access to your files and see exactly where your production is at each milestone;
    3. You are assigned a dedicated Liberty Closer/Processor who will assist you on all your files through the Liberty system;

Our Systems/Vendors::

We believe that the de-facto standard in Title insurance is moving to Qualia for front end Title Production System (TPS), and to New York based bank, BankUnited, who is focusing on escrow management for the Title insurance industry. Both these companies are incorporating additional logic and functionality every day, and Liberty Title has been an early adopter of both these vendors.

Other safeguards:
Our escrow account is reconciled DAILY through Guaranteed Recs, to ensure every dollar is accounted for and allocated to its appropriate file every rolling 24 hour period.

To combat Wire and Identity Fraud, we use CertifID, the leader in ID verification and also payoff verification, to ensure that we are dealing with bon-a-fide customers and verified banking partners.

We outsource our policy typing directly to Old Republic National Title to ensure an independent, fresh set of eyes in the last-mile policy production. All underwriting in our Attorney referral program goes through Old Republic, the largest underwriter in Florida.
